Greetings Homeowners

The board members enjoyed stopping by your homes in May to discuss the challenging issues that our 30 year old neighborhood is facing right now. It was a good opportunity for us to get acquainted and to hear what you had on your minds. It is obvious that you want to be a part of the support network that will keep our property values high and our relationships friendly. We applaud the members that came to the May 21st homeowner’s emergency meeting. We also want to thank the many members who supported our efforts through your proxy votes for the $125 emergency assessment and the four CC&R amendments that all past by significant margins. Fortunately, most of you came seeking solutions, not problems. We thank the many individuals who brought great ideas, suggestions and comments to the table regarding the ongoing affairs of the subdivision. We welcome the opportunity to work with you and highly recommend that you bring your suggestions to the board, participate in the monthly meetings or get involved on a committee. Even the most simplistic solution can take many man-hours and multi-levels of strategic planning, research, budgeting, bid-taking and human effort to implement. Our volunteer board of directors is already overwhelmed and we welcome your involvement and man-power to get results. Please be an active participant in the future.

As you have noticed, the streams are still not operating due to pond and suction valve problems. Hopefully, a solution to this issue is just a few days away. The rest of the necessary upgrades and upkeep are underway. Pets are welcome to join their owners on walks through the neighborhood, but dogs must be kept on leashes and their “remains” must be taken home in bags for disposal. Recently, the common area has been the grizzly scene of some off-leash dogs practicing retrieving and killing skills on the local wildlife. Please control your pets and keep the peace! The duck and geese population can be controlled simply by not feeding these wild animals, so they will find their own natural food sources away from the common area.

According to our architectural director, very few warnings need to be sent out to people. Most letters, citations and complaints are due to homeowners’ disregard for basic courtesy, upkeep, repairs and maintenance on their properties. Please police yourselves regarding common sense issues, so we don’t have to contact you. If your house needs painting, roofing or fence repairs get the necessary approval (or permits?) and do the work. Lawns must be weeded, mowed and watered regularly. Noxious weeds are a violation of city codes, and a detriment to the health and attractiveness of every lawn in the neighborhood. If you have bushes, trees or items that hinder visibility or access to public roads or walkways, remove or trim them now. It only takes a few minutes to move cans and other items to storage, garages or behind fences. Refer to the Maple Hill “Covenants, Conditions and Restrictions” (CC&Rs) to know what is acceptable and expected.
